My house is under contract to sell and I just discovered a defect / broken appliance/ problem. Do I have to tell?

Yes.  Aside from having a moral and good faith obligation to make your buyer aware of any newly discovered problem with the house, you are probably also contractually obligated to let your buyer know about it.  Once you have made the buyer aware of whatever it is that is going on, it can be dealt with "above board" and you won't risk problems, or maybe even a lawsuit, down the road.  Be sure to tell your attorney about it right away.
