I am selling my house 'as is' and the buyer knows it. Why does the buyer want an inspection then?

In an “As Is” sale, a buyer will probably still want to do a home inspection so that he or she knows exactly what it is that they are buying, warts and all. This way, the buyer can start to budget for any repairs that he or she wishes made after it is theirs. The buyer will typically also have the right to back out of the contract entirely if the inspection reveals a defect that the buyer finds to be unacceptable.  In that case, you may want to consider negotiating a repair regardless.
